LOCATING SMOKE AND CARBON MONOXIDE DETECTORS IN A RESIDENCE FOR RESALE Homes built before 1975 must have approved battery smoke detectors installed on each level of habitation and the basement (crawl spaces will be included if there is any heat producing equipment). The ceiling of each stairway leading to the floor above, near the base of, but not within each stairway. A detector shall be installed outside each separate sleeping area (an additional detector is required for each or part of 1,200 sq ft per floor, including the basement). Homes built between 1975 and 1998 are required to have hard wire interconnected smoke detectors outside bedrooms and top and bottom stairs (basement, square footage and crawl spaces as above). Homes built after 1998 require smoke detectors to be hard wire interconnected and have battery backup. Smoke detectors are required inside and outside of each bedroom and at the top and bottom of each stairway. A single detector can satisfy multiple requirements if properly sited (basement, square footage and crawl space as above). As of 3/31/06 each residence that contains fossil fuel burning equipment or a garage is required to have One Single Station Carbon Monoxide Alarm on each habitable floor. When there are sleeping areas on any floor a detector must be within 10 feet measured in any direction from the bedroom door. Basements and walk-up attics require detectors. Detectors must be installed by the manufacturer's recommendation (All 110v detectors require battery backup). Smoke detectors will be installed on the ceiling and not within 18 inches of a vertical wall. (Rare exception may be made by the Fire Inspector for a specific structural reason.) House numbers must be posted on the home and the end of the driveway if number on house if not readily visible from the street. Failure to appear for scheduled inspection or comply with the above regulations will require new application.
